How Does a Buyer Find Your Home?


Back in the old days, before the internet, home buyers used to look in the real estate sections of their local newspapers and map out their Sundays. They would read the advertisements, look at the one beautiful photo, and race to see it on Sunday, only to be disappointed when seeing the actual house in person.

Those days are gone, thank goodness, and now most of the home buyers, a whopping 88% of them (some assisted by agent) will have looked at the home they will eventually buy on the internet first. There are interior photos, mapping capabilities, school locations, train stations, everything they would need to know about a home’s details can be discovered long before venturing out to see it in person, and as a result of these preliminary searches they will have ruled out several homes that were not for them along the way. There are many ways of doing the “tire-kicking” in the comfort of their own home and prevent them from wasting their time.

I set my client’s up on an internet site that alerts them in “real time” when a home with their criteria comes on the market. They can then do some of that “tire-kicking” and weed through the homes that are not quite right, and the one’s that do look interesting and make the short list can be seen in person. And because I work with the top team in Fairfield, I am often aware of a home that isn’t even on the MLS yet that could be perfect for my clients..and we can get in there to see it first!

whether you are a seller or a buyer, your agent is a very important part of the home selling and/or buying process. Make sure your agent is internet savvy and understands how to use social media to assist you in finding your dream home or in the selling of your own home for the most amount of money in the least amount of time.
For most home buyers, the purchase of real estate is one of the largest financial transactions they will make. Buyers purchase a home not only for the desire to own a home of their own, but also because of changes in jobs, family situations, and the need for a smaller or larger living area. This annual survey conducted by the NATIONAL ASSOCIATION OF REALTORS® of recent home buyers and sellers provides insight into detailed information about their experiences with this important transaction. Here you can find the highlights from the latest report.

  • 39 percent of recent home buyers were first-time buyers, a slight rise from 2011, but closer to the historical norm of 40 percent.
  • 65 percent of recent home buyers were married couples—the highest share since 2001. Conversely there was the lowest share of single buyers since 2001.
  • For 52 percent of home buyers, the first step in the home-buying process was taken online.
  • The typical home buyer searched for 12 weeks and viewed 10 homes—a decline from 12 homes in prior year, which speaks to the tightened inventory in many areas.
  • 89 percent of buyers purchased their home through a real estate agent or broker, similar to last year’s report—a share that steadily increased from 69 percent in 2001.
  • 88 percent of sellers were assisted by a real estate agent when selling their home.
  • Only 9 percent of recent sellers sold via FSBO sale. Among FSBO sellers who did not know the buyer prior to the sale—20 percent sold via FSBO because the buyer directly contacted them.
